What is the National Rental Affordability Scheme?

The National Rental Affordability Scheme, known as NRAS, is an initiative of the Australian and Tasmanian Governments that is supporting the construction of new housing across Tasmania for affordable rental for low to middle income households. Tasmania has targeted the development of up to 1,200 new dwellings under NRAS by 2012. Rent for these properties will be charged at least 20 per cent below the market rate for eligible tenants.

NRAS is designed to relieve the housing stress that is experienced by many people who are struggling in the private rental market while also boosting the building and construction industry.

The aims of NRAS are to:

  • increase the supply of affordable rental dwellings;
  • reduce rental costs for low to middle income households;
  • encourage large scale investment and innovation in the delivery of affordable housing; and
  • stimulate the construction industry at a time of economic downturn.
